Description of the
In accordance with the Building Documentation Regulation (BauVorlV), the documentation required for a planning application must also include an extract from the cadastral map (usually on a scale of 1:1000), which must be certified by the relevant (state) office for digitalisation, Broadband and Surveying, or which has been retrieved via an automated retrieval process for the purpose of the building application. At the request of the building control authority or the applicant, the list of building application documents must also include proof of parcel and ownership details from the Official Land Registry Information System (ALKIS®) relating to the building plot and neighbouring plots.
The Land Registry contains comprehensive information on parcels of land and buildings, presented both graphically (on a cadastral map) and in descriptive form.
- The cadastral map is the graphical component of the land register. The cadastral map shows the boundaries and numbers of cadastral parcels, buildings including house numbers, land use categories, water bodies and selected topographical information, administrative boundaries (parish boundaries, municipal boundaries, etc.) and street names. An extract from the cadastral map is required for the site plan accompanying a planning application, to prove property boundaries (certificate of boundary compliance), for planning and land consolidation purposes, and for property transactions.
- The land parcel and title certificate contains all the descriptive details of the land parcel, including information on the owner and ownership arrangements.
You can request the “cadastral extract for planning applications” from the relevant (state) Office for Digitalisation, Broadband and Surveying, or directly from the local council.
